Rent Payments

All guests must sign a standard Temporary Occupancy Agreement before their stay. This agreement will be provided to potential applicants for review prior to signing.

The first month’s rent is due upon signing the agreement, securing your chosen rental period.
The last month’s rent, damage deposit, and final laundry/cleaning fee are due no later than 30 days before occupancy.

If your booking is made within 30 days of occupancy, the first and last month’s rent, damage deposit, and laundry/cleaning fee must be paid at the time of signing.

Before moving in, we require post-dated cheques or an alternative payment arrangement for subsequent monthly rent payments. Cheques should be dated for the first day of each month.

Damage Deposits

We require first and last month’s rent along with a credit card authorization as a security deposit.

Pet Policy

Pets may be allowed at the discretion of the property owner. Additional fees will apply.

Laundry and Cleaning Services

A one-time cleaning and laundry fee will be charged upfront to cover services upon departure. Fees vary depending on the size of the property and range from $200 to $400. Details on this fee can be found in the Rates section of each property listing.

Insurance Requirements

Tenants must obtain insurance to cover personal belongings and liability for the duration of their stay. Check with your insurance provider to confirm if you already have suitable coverage. If not, you can arrange this through your provider, or we can connect you with a broker. Insurance costs typically start at $20 per month. Proof of insurance must be submitted prior to occupancy.

Occupancy Limits

One-bedroom apartments: Maximum occupancy of 2 people
Two-bedroom apartments: Maximum occupancy of 4 people

For each additional person exceeding the standard occupancy limit, a surcharge of $250 per month will apply.

Long-Term Discounts

Preferential rates may be available for bookings of four months or longer, depending on availability. Please inquire for more details.
